Landbank Analytics reported 1,956 residential sales in Cyprus between July 1 and September 30, 2026.

The value of recorded off-plan or under-construction home sales in Cyprus reached €606.4 million in the third quarter of 2026, with Limassol strengthening its lead and Paphos gaining a larger share of the market.

Landbank Analytics’ latest report shows 1,956 residential sales occurred between July 1 and September 30, up from 1,317 in the prior quarter.

Sales agreements climbed 48.5%, while their combined worth jumped 51.6%, rising from €400.1 million to €606.4 million.

Sales Distribution

Despite the boost in total value, the majority of transactions continue to involve properties under €300,000. In this specific category, 1,267 sales were recorded, representing 64.8% of the total, compared to a 68.1% share in the previous quarter.

The €200,000–€299,999 range led with 545 sales, while the €300,000–€499,999 bracket saw 521 deals, expanding its share from 23.1% to 26.6%.

Under €150,000, 304 transactions were recorded, while 418 involved properties valued at €150,000–€199,999.

Regional Market Share

In terms of regional distribution, Limassol gathered 599 sale contracts with a total value of €245.3 million. Its share in the number of transactions increased from 26.3% to 30.6%, while its share in value rose from 32.4% to 40.5%.

Paphos also grew stronger, increasing its transaction share to 17% (from 12.8%) and its value share to 22% (from 21.2%).

Nicosia logged 489 sales, though its market share in deal volume fell from 34.5% to 25%.

Larnaca accounted for 24% of transactions and Famagusta for 3.4%.

Local Market Trends

At the local municipality level, the city of Limassol ranked first with 190 sale contracts, compared to 129 in the second quarter. It was followed by the city of Larnaca with 124, Lakatamia with 111, and Aradippou with 109.

The city of Paphos recorded 96 transactions, Strovolos 90, Livadia 79, and Germasogeia 73.

Larnaca’s sales surged 74.6%, and Germasogeia’s rose 69.8%, marking the steepest increases among local areas.

Conversely, in Aradippou they decreased by 10.7%, from 122 to 109, although the area remained in the top four in terms of transaction volume.

The average value per sale contract stood at €310,019, up 2% compared to the second quarter.

For apartments, the average value was €269,217 and the median was €214,500, while for houses they reached €478,138 and €380,000 respectively.

“The market is not unified and cannot be evaluated solely by average price or total number of sales,” stated the CEO of Landbank Group, Andreas Christoforides, highlighting the importance of these factors.

Discrepancies between average and median values are particularly evident in areas with high-end transactions, such as Agios Tychonas, where 16 transactions totaling €18.1 million were recorded, with an average value of approximately €1.13 million and a median of €647,123.

Data Interpretation and Limitations

The analysis clarifies that increased sale contracts do not directly reflect final demand, as second-quarter data only covers up to June 29. Additionally, the reported values are shaped by the types and mix of properties sold, not serving as a price index for comparable homes.
